Olive Crossing

Project Overview

The project at Olive Crossing involved the installation of a variety of mechanical systems within a new 5-story apartment complex that included multiple residential units and common areas. Jarrell’s team was selected for this project to ensure appropriate climate control, energy efficiency, and tenant comfort.  

The following systems were addressed by Jarrell during this project:

  • Residential Split Systems: A total of 189 residential split systems were installed to provide individualized climate control in each residential unit.
  • Common Area Split Systems: Five split systems were strategically placed in shared common areas to maintain a comfortable environment for residents.
  • Mini Split Systems for Special Areas: Two mini split systems were installed in the dog washroom and public laundry rooms.
  • Rooftop Units (RTUs): To ensure consistent climate control in the building's corridors, two rooftop units (RTUs) were installed.

Challenges and Solutions

The project presented several challenges that Jarrell successfully addressed, including:

  • Wood Frame Construction: Projects that leverage wood framing can run into unexpected issues during the installation phase. Jarrell’s team coordinated with both the design and installations teams to work through various issues that arose during the course of the project.
  • Space Limitations: The dog washroom and public laundry rooms had limited space available for system installation. Mini split systems were selected due to their compact size and ability to deliver efficient heating and cooling without occupying much space.
  • Energy Efficiency: With a large number of systems to install, energy efficiency was a key concern. The company implemented systems with high SEER (Seasonal Energy Efficiency Ratio) ratings, ensuring optimal energy performance and reduced utility costs for both the apartment complex and its residents.

Jarrell’s design-build expertise and in-depth planning led to the successful installation of the mechanical systems at the Olive Crossing apartment complex.
